There's no single best month to sell a house in Denver. But there is a best time for your house, and those two things aren't always the same. The calendar advice you'll find most places follows a pattern that's generally true: spring tends to bring more buyers out, more competition, more activity. That part holds. What it leaves out is that more buyers also means more competing listings. Your home doesn't get judged against some abstract standard. It gets judged against everything else available that week. So the better question isn't when the market is busiest. It's when your home will stand out, and when you're actually ready to move. Readiness matters more than most people expect. A seller who's had a real conversation about pricing, preparation, and where they're going next is going to make cleaner decisions at every step than one who listed because they heard spring was good. The contract stage, the negotiation, the inspection response, all of it goes better when the groundwork was laid before the sign went up. Denver's market has its own rhythms too.
