Rates have been unpredictable long enough now that a lot of buyers have quietly shifted from a plan to a wait. That's not always wrong. But waiting without understanding what you're actually waiting for is a different thing entirely.
Here's what gets lost in the noise. A rate environment doesn't change whether buying makes sense. It changes the math you need to run before you decide. The payment on the same house looks different at different rates, and the offer strategy that works in one environment doesn't hold in another. Those are two separate conversations, and most people are only having one of them.
The part that matters most for Denver buyers right now is knowing how lenders are reading your financial picture in this environment. Qualification standards shift alongside rate movement. What a lender weighs, how they weight it, and what you can do to strengthen your position before you apply, those are things that don't show up in a rate headline but show up at the closing table.
What I find with the people I work with is that the uncertainty isn't actually about rates. It's about not having a clear picture of where they stand under the current conditions. Once someone understands their own numbers and what the process actually looks like from here, the decision usually gets a lot cleaner.
So the question worth sitting with isn't whether rates are good or bad. It's whether you know enough about your own position to make a call you feel solid about.
